Seagrove Beach's Greenway Station: A Hub for Local Life

By 8:45 on a Wednesday morning, the folding tables are already up outside Turbo Coffee and the Salty Butcher at Greenway Station, and the parking lot along Greenway Park Avenue is busy. The market runs there every Wednesday this summer, 9 a.m. to 1 p.m., giving Greenway Station a regular morning gathering.
That is the thing worth knowing about Greenway Station in 2026. For years it existed mostly as a rendering and a construction fence. Now it has a real morning routine, a real anchor tenant that opened its doors in July, and a real cluster of local operators who keep showing up to build their second and third businesses on the same three-block stretch. Greenway Station stopped being a development pitch and became a place with a pulse.
Greenway Station was announced back in 2023 as a roughly 30,000-square-foot mixed-use project tucked between the Gulf and the pines of Point Washington State Forest, with plans for around 15 small businesses, restaurants, and coffee shops opening on staggered construction schedules. For a time, Greenway Station had a name on a sign, a handful of open storefronts, and other spaces that remained empty.
Three years later, the merchant list reads differently. Salty Butcher, Turbo Coffee, Canopy Road, Ghost Crab Pizza, Local Cantina, Coast Hippie, Amor Boutique, Naples Soap Company, and Jonah Allen's photography gallery are all operating, alongside The Lodge 30A next door. The staggered opening dates finally stopped staggering. What used to be a construction site with a hopeful name is now a functioning block, and the businesses that filled it in are the ones worth paying attention to, because of who is behind them.
Salty Butcher is not a first business for the people who opened it. Sommelier Aubrey Craig, who also runs Driftwood Wine and Spirits in WaterColor, partnered with Harrison Holditch of Distillery 98 and chef Stephen Bucalo of Macho Taco Cantina to open the butcher shop, which sells retail wine, specialty cuts, cheese, and made-to-order sandwiches on bread from Black Bear Bread Co. That brings three established 30A operators together in one venture.
Turbo Coffee tells a similar story from a different direction. The company started as an espresso bar tucked into the back of a barber shop in Florence, Alabama, back in 2015, and its Greenway Station location is its fourth store overall and its first outside Alabama.
The block's newest addition arrived with a ribbon-cutting on July 1. Beach Happy Cafe + Cocktails and the flagship 30A Store are now open at 5311 East County Highway 30A, right in the heart of Seagrove, combining Amavida coffee, cocktails, and wine with a retail space carrying 30A apparel and coastal goods, some of it exclusive to this location. The cafe runs daily from 7 a.m. to 9 p.m., and through July it offered a daily happy hour from 11 a.m. to 6 p.m. with five-dollar well drinks, mimosas, and Bloody Marys.
Its daily hours extend Greenway Station's offerings beyond the Wednesday market.
Part of why this cluster works is geography that has nothing to do with any single storefront. Greenway Station sits directly on the Timpoochee Trail, the paved path that runs along 30A, so the walk or bike ride from a Seagrove Beach street to a Wednesday market table doesn't require a car. Point Washington State Forest borders the property on the other side, with a trailhead a few feet from The Lodge 30A that leads into the forest's network of hiking and biking paths. Deer Lake State Park, with its boardwalk over the dunes and public beach access, sits about 1.8 miles up the highway.
The cluster brings together shops, food businesses, a market, and nearby outdoor destinations in this part of 30A.
None of this shows up if you only measure Greenway Station by square footage or by counting how many storefronts have lights on. What actually changed between the 2023 announcement and the 2026 reality is rhythm, along with a fuller mix of businesses. A market that runs Wednesday mornings. A happy hour that starts at 11 a.m. A butcher shop opened by people who already had a wine bar and a distillery a few miles away.
Together, those rhythms give this stretch of Seagrove a distinct midweek character.
